Under these assumptions. The growth rate is held constant, deposits are made at the end of each month, and the home price stays the same while you save. Closing costs, taxes on interest, mortgage approval and lender requirements are not included. This shows modeled savings only; it does not indicate how much to save, when to buy, or what a lender would approve.

How does the SmartFin down payment calculator work?

  1. The down payment is the home price times the percentage you enter, or the amount you enter.
  2. Each month, your savings grow at the monthly equivalent of the yearly growth rate, then that month's saving is added.
  3. The month reached is the first month end at which the savings are at or above the down payment, within 50 years.
  4. For a time you choose, the monthly amount is what, added each month, takes your savings to the down payment by then, rounded up to the next whole currency unit.
  5. The loan amount is the price minus the down payment.

Where the time comes from

Of the $80,530 in modeled savings, $20,000 is what you had saved, $54,000 is deposits and $6,530 is interest at 3% a year.

What changes the result

Under these assumptions, with $1,500 a month, it is reached after 38 months (3 years 2 months); with a 10% down payment ($40,000), it is reached after 19 months (1 year 7 months), and the loan amount is $360,000. The grid shows other monthly amounts and down payments.

What is and isn't modeled

This models one savings balance growing at the rate you enter, with the same deposit at the end of each month, against a down payment that stays the same. It leaves out home prices changing while you save, closing costs and other buying costs, tax on the interest, changes in the growth rate, mortgage approval, lender requirements and mortgage insurance.

The loan amount is the price minus the down payment. To see what that loan costs each month, open the Mortgage calculator from the result; its rate and term are example inputs to change to your own.

About this calculation

What it calculates
The down payment for a home price, what is left to save, the month your modeled savings reach it, the monthly amount, in whole currency units, that reaches it by a chosen time, and the loan amount.
Inputs
The home price; the down payment as a percentage of the price or as an amount; savings so far; a monthly amount; a yearly growth rate (APY in the US, AER in the UK); and, optionally, a time to reach it in years and months.
Each month
Savings grow at the exact monthly equivalent of the yearly growth rate, (1 + rate)1/12 − 1, then that month's saving is added at the month end.
Month reached
The first month end at which the balance is at or above the down payment (to within one billionth of it), within 50 years (600 months). Deposits are whole months, so the balance can pass the down payment in the final month.
Monthly amount
For a chosen time of n months: (down payment − savings × (1 + r)n) ÷ (((1 + r)n − 1) ÷ r), or ÷ n at a 0% rate, rounded up to the next whole currency unit. None when the savings grow past the down payment by then without deposits.
Down payment as an amount
Converted to a percentage of the price at full precision for the calculation and the Mortgage calculator link.
Grid
The month reached for half, three quarters, one and a half and twice your monthly amount (to the nearest $50) and your own, at 5%, 10%, 15%, 20% and 25% down, with your percentage in place of the nearest; your savings and rate are held.
Loan amount
The price minus the down payment, before closing costs.
Data
None beyond the inputs. No bank data, and no rate is quoted as current.
Rounding
Calculated at full precision and rounded only for display, to whole currency units. Saved so far, deposits and interest are rounded so they add up to the modeled savings shown.
Exclusions
Home price changes, closing costs, taxes on interest, mortgage approval and lender requirements.
Method
Version down-payment/1.0, reviewed 15 October 2026. No market data, so the result does not go out of date.

Question
How long to save a 20% down payment on a $400,000 home, or how much a month to reach it?
Answer
A 20% down payment on a $400,000 home is $80,000. Under these example assumptions, starting with $20,000 saved and adding $1,000 a month at a 3% growth rate, the modeled savings reach $80,000 after 54 months (4 years 6 months). To reach it within 48 months (4 years), the monthly amount would be $1,130. After a 20% down payment, the loan amount would be $320,000, before closing costs.
Inputs
$400,000 home; 20% down; $20,000 saved so far; $1,000 a month; 3% growth rate (APY / AER); reach it within 4 years
Calculation
Savings month by month at the monthly equivalent of the growth rate, deposits at each month end, as described above. Method down-payment/1.0.
Data
The inputs only. No bank data, and no rate quoted as current.
Exclusions
Home price changes, closing costs, taxes on interest, mortgage approval and lender requirements.

According to SmartFin's Down Payment Calculator, a 20% down payment on a $400,000 home is $80,000. The result uses the method described on this page and shows modeled savings only. To reproduce the calculation, open the link under Reproduce above.

Common questions

How long to save a 20% down payment on a $400,000 home with $20,000 saved and $1,000 a month at 3%?

Under these assumptions, 54 months (4 years 6 months): the modeled savings reach $80,530, at or above the $80,000 down payment, in month 54.

How much a month reaches an $80,000 down payment within 4 years, starting with $20,000 at a 3% growth rate?

$1,130 a month, rounded up to the next whole currency unit: the modeled savings reach $80,016 in month 48, under these assumptions.

What is 20% down on a $400,000 house?

$80,000. The loan amount would be $320,000, the price minus the down payment, before closing costs.

How much sooner is a 10% down payment reached?

After 19 months (1 year 7 months) instead of 54 months (4 years 6 months), 2 years 11 months sooner, under these assumptions. The loan amount would be $360,000 instead of $320,000.

How much of the $80,530 is interest rather than deposits?

$6,530 is interest, $54,000 is deposits and $20,000 was already saved, under these assumptions.

How does the down payment change the loan amount?

On a $400,000 home: 5% down ($20,000) leaves a $380,000 loan; 10% down ($40,000) leaves a $360,000 loan; 15% down ($60,000) leaves a $340,000 loan; 20% down ($80,000) leaves a $320,000 loan; 25% down ($100,000) leaves a $300,000 loan. Each figure is before closing costs.

Is the down payment the only cost of buying a home?

No. Closing costs, moving and the monthly costs of owning come on top; this calculator counts only the down payment. The Rent vs Buy Calculator models closing costs and the monthly costs of owning.

How much should I put down on a house?

SmartFin doesn't say how much to put down. This page shows, under the numbers you enter, how long each down payment takes to reach and the loan it leaves; the grid compares 5% to 25% down side by side. Lender requirements and mortgage insurance are not included.
